Primary is conceived around the principle that optimal performance is rooted in well-being. The project reframes the shared workplace as a wellness-driven environment, integrating clean living strategies with high-functioning office infrastructure. Amenities are designed to support both physical and mental health, establishing a spatial framework that enables users to work effectively while maintaining a strong sense of balance.
WAKE was commissioned to design Primary’s first multi-floor location adjacent to Pennsylvania Station in Midtown Manhattan. The 24,000 SF project is distributed across four levels and organized into two-floor “units,” each containing a pantry, communal gathering areas, phone booths, meeting rooms, and spaces for informal retreat. A dedicated amenity level, spanning the fifth floor and cellar, consolidates wellness-focused programming, including a café, lounge, yoga and meditation studios, and shower and changing facilities.
The vertical organization allows program to operate in tandem across floors, strengthening the relationship between shared and individual spaces. This approach enhances the collective workplace environment while preserving opportunities for focus and privacy, resulting in a cohesive system that supports both productivity and well-being.
