Primary is founded on the belief that people perform at their highest level when they feel their best. The project reimagines the shared office as a wellness-driven environment, where clean living and high performance are intrinsically linked. Amenities are curated to support both physical and mental well-being, creating a workspace that actively contributes to the success and growth of its occupants.
WAKE was commissioned to design Primary’s 40,000 SF flagship location in New York City’s Financial District. The spatial concept is organized around a central “spine” that anchors the plan and concentrates key programmatic elements, including communal gathering areas, yoga and meditation studios, showers and changing rooms, a wellness café, and breakout spaces. This strategy ensures continuous access to shared wellness resources and eliminates isolation within the workplace.
Circulation is conceived as a fluid, uninterrupted experience. Hard edges and dead-end corridors are replaced with softened geometries and curved transitions, while integrated planters introduce moments of greenery along the path. Together, these elements establish a cohesive environment that promotes movement, clarity, and a sustained sense of well-being throughout the space.
